Royal Mauian’s 106 condominium homes include full-time residents, non-rented second homes, and homes that are offered for vacation rental by the individual owners. Residents and visitors alike can enjoy the fabulous location in South Kihei, near several popular beaches, shopping, and dining.

Sharing Our Royal Mauian Experience

When you rent a condominium at Royal Mauian, you have the opportunity to “live like an owner”. Unlike a hotel or a resort, you will not find valet parking, concierge service, daily maid services or a central rental desk.

What you will find is a warm aloha spirit of a shared community. All in residence share the Royal Mauian “common areas”:

  • Heated swimming pool (residential size)
  • Self-parking (only one vehicle allowed per condo)
  • Unparalleled rooftop garden complete with outdoor kitchen, four barbeques & 360-degree views
  • Expansive lawn with lounge chairs
  • Designated smoking area (no smoking elsewhere on property)

Property Limitations – IMPORTANT

We want to ensure an exceptional experience for all owners and registered guests. As a property with up to 300+ people a day in residence, our facilities and common areas are limited in size and we simply do not have the capacity for additional people.

  • As a rental guest, if your family or friends are staying elsewhere, you may NOT invite them to join you to use the Royal Mauian pool or rooftop garden.
  • Large gatherings or ceremonies in common areas – weddings/receptions, family reunions, birthday parties, etc. – are NOT permitted.
  • There is a strict limit of ONE VEHICLE per condo, regardless of the size of the condo rented. Our parking lot has fewer spaces than the total number of condos. Off-site parking nearby is very limited.

Accessibility

As a privately-owned building built in 1973, our facilities do not fully meet ADA requirements.

  • The following condo entrances do not require any stairs for entry: 1st floor: Units 102 through 106 and 114 through 119. 2nd-6th floors: All condos ending in 07 through 12.
  • All other condos have two stairs that must be navigated to reach the entry doors.
  • Two elevators are available to reach floors 2-6.
  • The rooftop garden is not accessible via the elevator and requires walking up a full flight of stairs.
  • A pool assistance lift chair is available upon request.
  • Four handicap parking spaces are first come, first served.
  • Condo interior accessibility may vary, so ask your rental contact if you have specific requirements.
